Maeil Business reported that apartment price figures for Seoulโs Gangnam District diverged sharply by survey provider through October, with the Korea Real Estate Board recording a 1.38% decline, KB Real Estate a 0.29% decline, and Real Estate 114 a 0.03% rise. The gap reflects differences in surveyed properties and valuation methods: KB verifies broker-entered estimates, Real Estate 114 combines transactions with asking prices through artificial intelligence, and the Korea Real Estate Board uses specialists when recent transactions are unavailable.
Supply and demand indicators also point in different directions, as apartment listings in Seoul rose by more than 20% from a year earlier while transaction volume fell by more than 20%. The Ministry of Land, Infrastructure and Transport is discussing data sharing and statistical improvements with related agencies, while experts favor stronger monthly and quarterly measures based on completed registrations.
