The setting

The tower’s most revealing piece of architecture is buried. Its 555 metres stand on a concrete mat about 72 metres square and 6.5 metres deep, poured continuously for 32 hours. That foundation came only after more than twenty design revisions and a military-airfield dispute that forced the project to negotiate the airspace above Jamsil before it could conquer it

Character

On 4 June 2011, Lotte World Tower was still below ground. For 32 hours, 23 pumps and 5,201 ready-mix trucks fed an uninterrupted pour into its foundation, with about 600 workers involved. The result was roughly 80,000 tonnes of high-strength concrete spread across a 72-metre-square mat 6.5 metres deep

The structure above continues the same exercise in controlled force. A central concrete core works with eight concrete mega-columns, steel outriggers and belt trusses; office and officetel spans between the mega-columns reach up to 24.5 metres. The narrowing profile does more than create a recognizable silhouette: shrinking floor plates accommodate changing uses as the building rises, while the taper also helps reduce wind loads

Kohn Pedersen Fox gave that engineering a deliberately restrained exterior. Silver glass and white metal trace curves derived from Korean ceramics and calligraphy. A single seam climbs the facade and points toward Seoul’s historic center, giving a tower in Jamsil an architectural sightline back toward the older city

The experience

Seokchon Lake supplies the distance that the building needs. The lake itself survives from Hangang reclamation that reshaped Jamsil, and its open water leaves almost the entire tower visible from ground to crown. From that edge, the taper becomes easier to read than it is directly beneath the mall, where the base disappears into a much wider commercial complex

Inside, Seoul Sky reverses the scale. The public observatory occupies the tower’s highest public levels around 500 metres above the city; the Sky Shuttle rises from the basement to the observation floors, and the glass Sky Deck makes the vertical distance visible directly below the visitor’s feet

The optional Sky Bridge changes the relationship again. An 11-metre bridge spans the paired crown elements at 541 metres, above the 123rd floor, with visitors crossing outside in harnesses. From the lake those elements register as two abstract fins at the top of the skyline; on the bridge, they become inhabitable pieces of structure

History

The ground beneath the tower had already been radically altered before Lotte arrived. Modern Seokchon Lake survives from Hangang reclamation that reshaped Jamsil, leaving an artificial lake where water once belonged to the river system. Lotte selected its Jamsil site in 1987, placing the future supertall on land whose modern geography was itself engineered

The building did not begin as the 555-metre object that stands there today. A late-1980s proposal envisioned a 33-storey second Lotte World complex. Early-1990s plans pushed toward a 100-storey hotel. By 2002, the ambition had grown into a 555-metre skyscraper. Lotte later counted more than twenty design revisions across roughly three decades of development. The current tower is the end point of a long escalation in height and program rather than the execution of one fixed original design

The next constraint came from above. Seoul Air Base lies south of Jamsil, and the Air Force objected to the proposed tower on flight-safety grounds. In 2007 the government restricted the project to about 203 metres. Approval for the full supertall followed in 2009 after Lotte agreed to fund a three-degree change to the relevant runway alignment. A private skyscraper could reach its intended height only after the geometry of military aviation around it changed

The 123-floor construction permit followed in November 2010. Seven months later came the 32-hour foundation pour; construction then carried the tower to its final 555 metres before the building opened on 3 April 2017. The finished landmark contains two very different measures of persistence: more than twenty revisions and decades of negotiation above ground, then one continuous operation beneath it that could not stop until the foundation was complete

Before you go

Seoul Sky is the public route through the upper tower; the offices, residences, hotel and other functions have separate circulation. The observatory begins in the basement and reappears more than 100 floors higher, so most of the mixed-use building between those points remains invisible to an observatory visitor

The exterior and interior answer different questions. Across Seokchon Lake, the whole taper, seam and crown can be read as one object. From Seoul Sky, the tower itself largely disappears and the subject becomes the scale of Seoul around it. Long-distance visibility therefore changes the observatory experience much more than it changes the architectural value of seeing the tower from the lake

Seoul Sky general admission is KRW 33,000 for adults 13+, and KRW 29,000 for children from 36 months to under 13 and seniors 65+. Children under 36 months enter free with a guardian and proof of age
